The house provides an elegant contemporary interior, with light, airy and spacious rooms, all benefiting from sensational views of the country surroundings and the Serra de Tramuntana.

The villa is oriented in three levels, south facing, the back of the property opens up directly onto the garden and pool area, and also allows for wonderful countryside views from within the house. The swimming pool is large and features a children’s pool within it.
Large windows let in plenty of light throughout the house, and offer spectacular views over the surrounding countryside, including upper level terrace.

The large open-plan kitchen is brand new and comes fully-equipped with everything guests may need during their stay. A modern version of the traditional Mallorca Cuino or indoor fireplace is built into the large kitchen area.

AN ECO-FRIENDLY, SELF-SUSTAINED HOUSE

The Villa and its premises have been architected and built to comply with the highest standards of energy saving and respect for the environment.

The Villa, sitting in a 20.000 square meters land, has been engineered to limit energy consumption while keeping high standards of comfortability. Green, solar generated energy, is used as main source of electricity for the house and its facilities.

Following North American standards (Energy Star), the house uses 20% less energy than standard homes, primarily by sourcing all electricity demand from an adjacent 5 kW solar panel installation. The, on premises, solar rechargeable battery rack and back up set secure 24x7 continuous energy supply across all facilities.

A central, water heating system, provides a warm environment throughout the house during winter days. A embedded fireplace room in the kitchen, a contemporary redesigned version of the traditional Majorca's 'cuino', serves as family & friends gathering in winter, suitable for evening dinner 'tapas' or breakfast. The main living room has also a fireplace conveniently centered towards the north of the house.

Construction materials were carefully selected to preserve temperature in the interior of the house. To comply with the energy saving standards, the old, traditional, Air Conditioning machines, have been replaced by modern, state of the art Dyson tower fans and portable air conditioner units in rooms and main areas.

The 20.000 square meter plot includes fruit trees, decoration plants and a 2.000 square meter forest of ancient pines. The centenary, half a mile, unpaved path to access this property remains unchanged, giving this Villa a unique sense of privacy in the very center of the island.

General Description

Situated in acres of private land just south of the historic village of Montuiri, this beautiful five bedroom villa offers an unparalleled level of luxury and style. The village sits high on a ridge and is surrounded by old stone windmills, making it an impressive sight for anyone driving by the area. The area surrounding the Montuiri and the villa is of natural, historical and cultural interest, as it was once a settlement that dates back to 900BC. The nearby Puig de Randa mountain stands at 543 metres and is both a place of pilgrimage and excellent spot for hikers, walkers and cyclists. The villa itself offers guests a high level of privacy and peace, thanks to its secluded location amid the green and rolling farmland. Contemporary in design and minimalist in style, the house has been beautifully built and using materials of the highest quality. Divided over two main levels with an additional basement area underneath, the house is filled with light at every turn, with cleverly placed windows and staircases making the property appear even more spacious than it is. The sitting and dining areas on the ground floor are perfect for communal living and laid-back entertaining, and the chic modern kitchen comes fully equipped with everything guests may need during their stay. On the second level each of the bedrooms is bright and elegant, and the impressive master bedroom features a private balcony and large en-suite bathroom with fantastic views. A fifth bedroom and second living or games room is situated on the basement level, making it perfect for teenagers or additional guests. The outdoor space is large and private, with a shaded dining area and large modern pool with decking. With its tranquil rural location and chic interior, this is a wonderful option in the Mallorcan countryside.


Accommodation and Facilities

House on three levels. The entrance on the first floor consists of a hall with large glass doors with views out to the pool and terrace. To the right, there is a small bathroom and corridor which leads to the well-equipped kitchen. There is a small sitting area surrounding the fireplace and a breakfast table which seats up to 4. From the kitchen, a glass door opens directly out to the pool area where there is also an outdoor dining area. The living room homes two large sofas, a dining area for up to 8 people, TV and ipod dock. From the living room there is direct access via big glass doors to the outdoor chill out area. On the second floor there is the very large main bedroom with an open plan bathroom. The bathroom and bedroom are all joined in an L shape with no doors, but cleverly placed to maintain privacy. The master bedroom also has access to its own private terrace where there is seating and views to the pool area. Also, there are 3 bedrooms all of which are en suite, one of which homes bunk beds. There are portable air-conditioning machines that can be plugged in. On the ground floor there is an additional bedroom and bathroom, ideal for staff, plus a TV lounge area and study table. The property has three Dyson fans that produce cool air and two portable air conditioning units. The garden has many trees surrounding the property and no neighbours are close by. The large pool also has a paddling area for young children, sun beds, parasols and excellent countryside views. There is plenty of parking space in front of the house. The house is powered by ecological means.
